Pre-Acquisition & Due Diligence Surveys

TPS team have experience for over 10 years in providing commercially written, concise and diligent Building Services Survey reports. The details extracted from the survey reports allow the risks, as well as the potential of the building services associated with property to be identified. Assessment of the repairing liabilities and associated maintenance requirements allow remedial works and on-going Planned Preventative Maintenance costs to be determined, allowing a valued and quantifiable decision to be made as part of the survey report. Using the TPS strong links with specialists, we provide a comprehensive technical, legal and contractual assessment of the building to enable a purchaser to make valued decisions. TPS can deliver survey reports on large portfolios of property, maintaining the highest levels of diligence and quality but also meeting strict time frames that many of our clients demand. Our reports are succinct and written with the end user in mind allowing our client to make an informed and calculated decision on any acquisition. We are able to advise all disciplines mechanical, electrical, public health, lifts and fire engineering, and we can organise pre-acquisition validations in regard to CCTV drainage, acoustics and mechanical services commissioning as necessary, to ensure that the acquisition report is suitably detailed. Should the property being acquired have the suitable information available in regard to the building services installation (operation and maintenance manuals, equipment information, testing and commissioning information, statutory certification) TPS can undertake a design review and provide checks, comments and proposals on how the building services will perform under a required set of criteria.

Dilapidations
